Renting is governed by the Residential Tenancies Act, and Tenancy Services (part of MBIE) is the official, free authority for tenants and landlords.

Bond

  • A bond is usually up to 4 weeks’ rent.
  • The landlord must lodge it with Tenancy Services (it is not kept by the landlord). You should receive confirmation.
  • At the end, the bond is refunded if there’s no damage beyond fair wear and tear or unpaid rent.

The tenancy agreement

  • Get it in writing and read it before signing. It sets the rent, who’s named, and the type (fixed-term vs periodic).
  • Rent increases must follow the legal minimum interval and notice rules — these limits have changed in recent years, so check the current rule on Tenancy Services rather than relying on older advice.
  • You’re entitled to a property that meets the Healthy Homes standards (heating, insulation, ventilation, moisture, draught-stopping).

Ending a tenancy & notice

  • Notice periods differ for fixed-term vs periodic tenancies, and the rules for a landlord ending a periodic tenancy (including whether a reason is required) have changed materially in recent years.
  • Don’t rely on old forum posts or a previous tenancy — confirm the current notice periods on Tenancy Services before you give or receive notice, and get any notice in writing.

If something goes wrong

  • Talk to the landlord/property manager in writing first.
  • Tenancy Services offers free information and a dispute process via the Tenancy Tribunal.

  • 문제가 생기면 먼저 서면으로 협의하고, 해결되지 않으면 임대차 심판소(Tenancy Tribunal) 절차를 이용할 수 있습니다. 복잡한 분쟁은 변호사와 상담하세요.
